How Much Does Scan-to-BIM Cost in Toronto?
Scan-to-BIM in Toronto starts from $3,500 plus HST for a single commercial floor at Lightbound 3D. That covers 3D laser scanning (from $1,500) and a Revit model built from the scan (from $2,000). A typical 10,000 to 20,000 SF office floor runs $3,500 to $6,000. A three-floor building with full architectural and MEP modelling runs $12,000 to $18,000. All prices are in CAD, plus HST.
The rest of this page explains what moves the price up or down, what you get for it, and how long it takes.

What drives the price
The area being modelled. We price on the area you actually need, not the whole building. If your renovation covers one wing, we scan and model that wing.
Mechanical, electrical and plumbing. Walls, floors, doors and windows are quick to model. Ductwork, piping and electrical take longer, so an MEP-heavy plant room costs more per SF than an open office.
Level of detail. Our standard model is built for design and planning: correct geometry, dimensions and element types. If you need fabrication-level detail for prefabrication or tight coordination, that is priced as an upgrade.
Building condition and age. Older Toronto buildings with irregular walls, heritage details or many small rooms take longer to model than a modern open floor plate.
Access. Most commercial spaces in Toronto can be scanned in a single day, and occupied buildings can stay open while we work. Restricted access or after-hours capture adds cost.
What you get
Every Scan-to-BIM project includes:
Revit file (.rvt)
IFC file
CAD floor plans and reflected ceiling plans (.dwg)
A Matterport virtual tour of the same space, captured on the same site visit
That last item is what we call BIM+. Your design team works from the Revit model, and everyone else (owners, leasing teams, contractors) can walk the space in a browser. Both come from one site visit, so they match. Read more about our Scan-to-BIM service.
How long it takes
Scanning usually takes one day on site. Processing the scan data takes 2 to 3 business days, and modelling takes 1 to 3 weeks depending on building size and the amount of detail required. A single-floor office can often be delivered within two weeks of the scan date.
Is Scan-to-BIM cheaper than measuring by hand?
Traditional manual measurement of a commercial floor plate typically costs $3,000 to $8,000 and takes days on site. A laser scan captures the same floor in hours, with point cloud accuracy of 1 to 3 mm and models built to ±5 mm or better.
The bigger saving comes later. A missed column offset or a duct running lower than the drawings show turns into an RFI, a change order or rework on site. A $3,500 scan and model that catches one of those pays for itself.
Example project
At 824 St. Clair Avenue West, a chocolatier and bakery with a custom-fitted interior, we captured a Matterport virtual tour and produced Revit as-built models of the space as it exists today, for renovation planning and stakeholder communication.

The amount of mechanical, electrical and plumbing to model, the age and complexity of the building, the level of detail required and site access all change the modelling time. A plant room takes far longer to model than an open office of the same size.
-
Yes. On Scan-to-BIM projects we capture a Matterport virtual tour of the same space during the same site visit, so your team gets a Revit model and a walkable 3D tour from one capture.

Often, yes. Manual measurement of a commercial floor plate typically costs $3,000 to $8,000 and takes days. A laser scan takes hours and is accurate to 1 to 3 mm, which reduces RFIs and rework later.
