Lightbound 3D was engaged to capture a newly built 6,000 square foot quick-service restaurant location in Mississauga, ON as part of an ongoing facilities management program for a major North American restaurant chain expanding across southern Ontario. The scan forms part of a multi-location documentation initiative — Lightbound 3D has captured every new Ontario property as the chain has grown over the past three years, creating a standardized digital record of each facility for corporate operations and facilities management.

Project Scope

Our team captured the full property using Matterport Pro3 scanning technology and professional photography. The engagement covered the complete interior — dining areas, kitchen, service counter, back-of-house operations, restrooms, and storage — as well as all exterior areas including the parking lot, drive-through lanes, outdoor seating, signage, and building envelope. Floor plans were produced for the main building footprint.

The Challenge

Quick-service restaurant builds are designed to tight brand specifications, but every location has site-specific variations in lot layout, exterior configuration, and local building code adaptations. Capturing both interior and exterior environments in a single seamless scan requires managing the transition between controlled indoor lighting and variable outdoor conditions, as well as documenting operational areas like kitchen lines and drive-through infrastructure that are purpose-built and tightly configured. As part of a multi-location program, consistency across scans is critical — each property's digital twin needs to meet the same documentation standard so corporate facilities teams can compare locations and manage assets uniformly.

What We Delivered

The facilities management team received a complete digital record of the property: an immersive Matterport 3D virtual tour covering the full interior and exterior, dimensioned floor plans, and a professional photo set documenting the as-built condition of the new location. Corporate teams can now remotely inspect the property for maintenance planning, renovation scoping, brand compliance reviews, and insurance documentation — without dispatching staff to the site.
